Why I Love Tule Springs

As a Las Vegas native, one of the things I find interesting about Tule Springs is how much this part of the valley has changed. For many years, when locals thought about Tule Springs, we were much more likely to think about the open desert, Floyd Lamb Park and the far northwest and northern edge of the valley. Today, this area has become one of the places to look when buyers want newer housing and master-planned amenities in North Las Vegas.

What I like about Tule Springs is the amount of planning that has gone into the outdoor spaces. Parks, walking trails, playgrounds and dog parks are integrated into the community, and Spirit Park is a substantial neighborhood amenity with sports courts, fields, a splash pad and gathering areas. It gives the community more than just rows of new houses.

I also think the location makes sense for buyers who don't need to be in Summerlin or Henderson. Access to the 215 Beltway makes it easier to move around the northern and western parts of the valley, and shopping and services have continued to expand as North Las Vegas has grown.

Another thing buyers should understand is that Tule Springs isn't one subdivision where every home and HOA is the same. It is a larger master-planned community containing different villages, neighborhoods and phases. Builders, floor plans, home sizes, amenities and assessments can vary depending on exactly where you are buying. I always want my buyers to understand those differences before comparing one Tule Springs home to another.

I particularly like Tule Springs for buyers who want newer construction, neighborhood parks and trails and a little more separation from the density of the central valley. It can also be a good area to explore for someone who wants to compare new construction with relatively newer resale homes rather than focusing exclusively on older established neighborhoods.

And for someone who has lived in Las Vegas for a long time, there is something interesting about seeing a modern master-planned community develop next to an area with such a deep connection to Southern Nevada's natural history. The proximity to Tule Springs Fossil Beds National Monument gives this part of the valley an identity that is very different from our other newer master-planned communities.
