Las Vegas, Henderson, and North Las Vegas are three separate cities within the Las Vegas Valley, and each offers different neighborhoods, master-planned communities, housing options, and amenities. To make things a little more confusing, many homes with a Las Vegas mailing address are actually located in unincorporated Clark County. When choosing where to live, I recommend comparing specific communities and neighborhoods rather than focusing only on the city name.
The Las Vegas Valley offers a wide variety of areas depending on the type of home and lifestyle you’re looking for. Summerlin, Henderson, Southwest Las Vegas, Northwest Las Vegas, and North Las Vegas all offer established neighborhoods as well as newer master-planned communities. The right area usually comes down to your budget, commute, preferred amenities, home style, and how you want to spend your time.
Summerlin is a large master-planned community on the west side of the Las Vegas Valley, while Henderson is a separate city southeast of Las Vegas with many individual neighborhoods and master-planned communities. Both offer newer and established homes, parks, shopping, dining, trails, golf, and gated communities. Instead of assuming one is better than the other, it makes more sense to compare the specific neighborhoods, home prices, amenities, and location that fit what you’re looking for.
Yes. The Las Vegas Valley has a large selection of age-restricted communities, ranging from established neighborhoods to newer luxury developments. Options include Sun City Summerlin, Siena, Regency at Summerlin, Heritage at Stonebridge, Sun City Anthem, Sun City Aliante, Del Webb communities, and others. Amenities, HOA fees, home styles, age requirements, and community fees vary considerably, so it’s worth comparing communities before deciding which ones to tour.
Many Las Vegas neighborhoods have homeowners associations, particularly master-planned, gated, newer, and 55+ communities, but not every neighborhood has an HOA. Some properties may also have more than one association. Fees and what they cover vary significantly, so when comparing homes, it’s important to look at the total monthly or annual cost as well as any transfer, resale, or community-specific fees that may apply.
Yes. New construction can be found throughout the Las Vegas Valley, including Las Vegas, Henderson, North Las Vegas, Summerlin, and several growing master-planned communities. Builders offer everything from townhomes and entry-level homes to luxury and 55+ properties. Having your own real estate agent involved from your first visit can help you compare builders, communities, incentives, upgrades, contracts, and resale alternatives before making a decision.
Home prices vary among Las Vegas, Henderson, and North Las Vegas, but the city name alone doesn’t tell you whether a home is a good value. Prices can change considerably from one neighborhood or master-planned community to another based on location, age, lot size, upgrades, amenities, and property type. I recommend comparing homes at the neighborhood level and looking at recent sales rather than relying solely on a citywide median price.
In Nevada, buyers working with a real estate agent should expect to discuss and sign a written Buyer Broker Agreement before touring homes. The agreement explains the relationship between you and your agent, the services being provided, the length of the agreement, and how your agent will be compensated. There isn’t one standard fee to sell a home. The total cost depends on the services you choose, the terms of your listing agreement, any buyer concessions or compensation you agree to, and other transaction-related expenses.
