About Spanish Hills

Spanish Hills is an established guard-gated luxury community in southwest Las Vegas known for custom estate homes, larger homesites and a level of individuality that is increasingly difficult to find in newer master-planned communities. Rather than being built around a collection of repeating production floor plans, Spanish Hills developed as a custom-home neighborhood, resulting in a wide variety of architectural styles, home sizes and designs.

Homes within Spanish Hills range from substantial single-story residences to large multi-level estates, and many properties were designed specifically around their individual lots. Throughout the community, buyers will find features such as private courtyards, casitas and guest quarters, expansive primary suites, home theaters, offices, wine rooms, gyms, elevators and oversized multi-car garages. Outdoor living is also a major part of many Spanish Hills properties, with private pools and spas, covered patios, outdoor kitchens, mature landscaping and large entertaining areas appearing throughout the community.

One of the characteristics that distinguishes Spanish Hills is its established setting. Many of the original homes date to the 1990s and early 2000s, allowing the neighborhood to offer mature landscaping and a more established residential environment than many of the luxury communities developed later in the Las Vegas Valley. At the same time, individual properties have continued to evolve through extensive renovations, remodels and newer custom construction, creating an interesting mix of traditional, Mediterranean, European-inspired and contemporary homes.

The topography within Spanish Hills also creates meaningful differences from one property to another. Certain elevated homesites offer views of the Las Vegas Strip, city lights, surrounding mountains or Red Rock, while other properties emphasize privacy, landscaping and expansive outdoor living. Because the homes are custom, two properties on the same street can be dramatically different in size, architecture, condition and amenities.

Spanish Hills includes a private community park, playground areas and tennis courts, but it is not centered around a large recreational clubhouse or golf course. Instead, the community’s appeal is primarily residential: privacy, substantial custom homes, larger lots and guard-gated access.

Located near Tropicana Avenue and the 215 Beltway, Spanish Hills provides convenient access to the west and southwest sides of the Las Vegas Valley, including Summerlin, shopping, dining, entertainment and the Las Vegas Strip. Why I Love Spanish Hills

Being born and raised in Las Vegas, Spanish Hills is one of those communities I appreciate because it represents a different era of luxury development in our valley. Long before so much of southwest Las Vegas was built out, Spanish Hills was already an established custom-home community. Today you can really see the difference between it and many of our newer neighborhoods.

What I love most about Spanish Hills is that the homes aren't all the same. You can drive down a street and see a traditional estate next to a Mediterranean-style home and then find a completely remodeled contemporary property nearby. Some homes are single story, others are very large multi-level estates, and the lots, views and outdoor spaces can be completely different from one house to the next. It makes the community much more interesting to me than a neighborhood where buyers are choosing between a handful of builder floor plans.

I also love the maturity of the neighborhood. The established landscaping and larger homesites give parts of Spanish Hills a look and feel that takes decades to create. Many properties have beautiful pools, courtyards and outdoor entertaining spaces, and some of the elevated lots have incredible Strip, city and mountain views.

Location is another reason I think Spanish Hills is sometimes overlooked. You're close to the 215, so getting to Summerlin, the Strip, the airport and other parts of the valley is relatively easy, but once you're behind the guard gate it feels much more residential and private.

I think Spanish Hills is particularly worth considering for a buyer who wants space, privacy and a true custom home but doesn't necessarily want their lifestyle centered around a country club or a large community clubhouse. It's also a community I would show someone who likes established neighborhoods and mature landscaping but still wants the security and privacy of a guard-gated luxury community.

The one thing I always explain to buyers is that Spanish Hills isn't a community where I would judge a home by square footage alone. Because these are custom properties built and remodeled at different times, the lot, location within the community, view, architecture, condition and quality of the improvements can make a tremendous difference. You really need to look at each home individually. For the right buyer, that's actually one of the things I like most about Spanish Hills—you aren't just buying a floor plan; you're buying a unique property.
