The Hills

The Hills holds a special place in Summerlin history as the community’s first residential village. Development began in 1990 on approximately 394 acres, with The Hills Park completed before the first residents moved in. That early commitment to parks and neighborhood planning helped establish the model Summerlin would continue using throughout the master-planned community.

The village includes established single-family neighborhoods, mature landscaping, schools, and convenient access to shopping, medical services, and the Summerlin trail system. The Hills Park remains one of the village’s defining amenities, giving nearby residents access to open lawn, sports and recreation areas, and shaded outdoor space.

Homes in The Hills span multiple builders, architectural styles, and levels of renovation. Buyers should expect meaningful differences between original-condition properties and extensively remodeled homes. Lot placement, proximity to the park, and interior updates can influence value more than square footage alone.
