Development of The Cliffs began in 2015 across just over 418 acres at Summerlin’s southern edge. The village includes newer residential neighborhoods, Faiss Middle School, public recreation, Aquatic Springs Indoor Pool, and Regency at Summerlin, a guard-gated age-qualified community developed by Toll Brothers.

The village’s newer construction and southern location create a different feel from Summerlin’s established northern villages. Homes range from standard production neighborhoods to larger gated and active-adult properties.

Buyers should compare homes by subdivision and builder, and verify HOA structures, age restrictions where applicable, lot orientation, views, and proximity to schools or major roads.
