MASTERPLAN COMMUNITY
Subdivision
Craig Ranch is a gated master-planned community in North Las Vegas developed by Century Communities. The community made its grand opening debut in January 2020 and was designed as a collection of residential neighborhoods connected by parks, walking trails, landscaped open spaces and outdoor fitness amenities.
One of the features that makes Craig Ranch distinctive is its location directly adjacent to Craig Ranch Regional Park, one of the largest and most amenity-rich public parks in North Las Vegas. This gives residents access to both the recreational spaces incorporated within the residential master plan and an approximately 170-acre regional park immediately nearby.
Within the residential community itself, Century Communities planned seven parks, including a large central community park, an event lawn and more than five miles of walking trails. Exercise stations are positioned along the trail system, creating opportunities for walking, jogging and outdoor workouts without leaving the community.
Craig Ranch was originally introduced with multiple home collections offering both single-story and two-story designs. As the community expanded, Century Communities offered five distinct collections: Essence, Mojave, Monarch, Olympic and Serenity. These collections created a range of home sizes and layouts rather than limiting the master plan to one type of residence.
The original home offerings ranged from approximately 1,500 square feet to nearly 3,000 square feet, depending on collection and floor plan. Designs included traditional two-story homes as well as a dedicated collection of single-story residences. Because Craig Ranch is now an established community, buyers should evaluate the individual home, collection, lot and improvements rather than relying solely on the original builder specifications.
Directly adjacent to the residential community is Craig Ranch Regional Park. Operated by the City of North Las Vegas, the approximately 170-acre park includes a 65,000-square-foot skate park, dog parks, baseball fields, basketball courts, tennis courts, volleyball courts, multi-use fields, community gardens, reservable ramadas, playgrounds, civic plazas and expansive open space. The park also contains The Amp, a large outdoor concert and event venue.
The combination of neighborhood-scale recreation and a major regional park is what makes Craig Ranch different from many other North Las Vegas communities. Residents are not dependent on a traditional private clubhouse for recreation; instead, the community emphasizes parks, trails and outdoor spaces, with an unusually large public recreational destination immediately next door.
Craig Ranch is located in North Las Vegas with access to major roadways and employment areas, including the 215 Beltway, I-15, Nellis Air Force Base and the VA Medical Center. Shopping, dining and everyday services are also available throughout the surrounding North Las Vegas area.
For buyers looking for relatively newer homes, gated residential neighborhoods and substantial access to parks and outdoor recreation, Craig Ranch offers a combination that is difficult to duplicate elsewhere in this part of the Las Vegas Valley.
As a Las Vegas native, I think one of the most important things to understand about Craig Ranch is the difference between the residential community and Craig Ranch Regional Park. People often use “Craig Ranch” to refer to the entire area, but the residential master plan is a newer gated Century Communities development located directly next to the much larger City of North Las Vegas regional park.
What I like about this location is that buyers get two different layers of outdoor recreation. Inside the residential master plan, Century Communities incorporated seven parks, more than five miles of walking trails, an event lawn and outdoor exercise stations. Then immediately next door you have Craig Ranch Regional Park, which is approximately 170 acres and has an enormous range of recreational facilities.
That regional park is a real differentiator for me. It isn't just a small neighborhood park. There are sports fields and courts, playgrounds, dog parks, a large skate park, community gardens, picnic areas, open green space and The Amp for concerts and community events. For someone who actually uses parks rather than simply liking the idea of having one nearby, there is a lot here.
I also like that Craig Ranch offers relatively newer housing without being a huge master plan where you may have to drive a considerable distance just to get from one side of the community to the other. Century Communities began selling here in 2020 and built several different home collections, so there is still variety in home size and layout within a more manageable community footprint.
Another thing I would point out to buyers is that the homes weren't all designed the same way. Century Communities offered both single-story and two-story homes through several collections. That gives buyers more choices when looking at resale inventory, including buyers who specifically prefer a single-story home.
The gated setting is another advantage for buyers who want controlled neighborhood access, but I would not describe Craig Ranch as a private resort-style community. There isn't a large residents-only country club or recreational clubhouse driving the lifestyle here. The emphasis is much more on parks, trails and outdoor recreation.
I think Craig Ranch is particularly worth considering for buyers who want a newer resale home, gated access and convenient outdoor recreation without paying for a golf or country-club lifestyle they may never use. It can also make sense for buyers who want North Las Vegas access to the 215 and I-15 or need to reach employment areas such as Nellis Air Force Base or the VA Medical Center.
When I'm comparing homes here, I would pay attention to the original Century Communities collection and floor plan, the home's position within the neighborhood, proximity to the parks and trails, lot orientation and any improvements the owner has made since construction. Because the community is relatively new, those property-specific differences can be more meaningful than simply comparing the year built.
For me, the biggest selling point is straightforward: Craig Ranch combines a gated newer-home community with far more outdoor recreation immediately around it than buyers might expect when they first look at the neighborhood on a map.
